An office building in Box Hill, Victoria, has been sold at auction with vacant possession by agents of GormanKelly.
The auction of the property at 36 Rutland Road, Box Hill, was wellattended and attracted multiple bidders. GormanKelly agent, David Minton, marketed the property, which achieved a final selling price at auction of $1.83
million.
The sale price equated to $4541/sqm for the building and $3765/sqm for the land, and exceeded the owner’s expectation by 36%. The 403 sqm building with 12 on-site car spaces is situated on a 486 sqm Business 2 site. Mr Minton said that the sale demonstrates the continued strong demand for well-located vacant properties, suitable for owner occupiers and located in and around major activity centres such as Box Hill and Ringwood, which offer future upside.
